Hughes MortgageContact

Two questions, one phone call.

Whether you are ninety days out or already in escrow, the first conversation is the same: what are you trying to buy, and what do your income and credit actually look like. Fifteen minutes tells us both whether there is a loan here.

Direct

What to have ready

Nothing, for the first call. If you want the conversation to be more useful than general, having a rough sense of the following helps:

  • What you are trying to buy, and roughly where
  • How you are paid: W2, self employed, commission, or a mix
  • Roughly what you have available for a down payment
  • Any credit events in the last few years you already know about

What happens next

If we are early, you get a pre-qualification: an honest estimate based on what you have told me, with no credit pull. If you are close to writing offers, we do the real thing, which means documentation, a credit pull, and an automated underwriting finding, so that the letter you hand a listing agent actually means something.

A note on rates

You will notice there are no rates on this site. That is deliberate. A rate quoted without knowing your credit, your loan to value, your property type, your occupancy, and your loan amount is a marketing number, not a real one. Call me and I will price your actual scenario against several wholesale lenders, and you can compare that against anything else you are looking at.
